I believe the special district section is live already and the FAR is more than usual, for the R6A is 5.0, usually what happens on this type of rezoning.

Thanks Luis. Are you referring to Max Total w / incentive FAR? I see that as 5.0 as well, but my understanding was that the residential portion of that for R6A was capped at 3.9 (commercial capped at 3.0 and CF at 3.0) . It's possible I missed something though. Lmk!

That’s what I though as well when they approved it but now in the online text (just uploaded) says for inididual use 5.0 FAR, if thats the case this is great, is on 146-211

Fantastic. The zoning gods bless us, then. Will take a look. Great call out, thank you!

I just looked at 146-211.

"In M1A Districts paired with Residence Districts, for zoning lots with buildings containing residential and non-residential uses, notwithstanding the maximum floor area ratio for individual uses on the zoning lot, the total floor area ratio shall be as follows:"

This sounds like the code is saying that the total FAR is now 5.0. The use of "notwithstanding," here sounds like it is saying "even though" max FAR for individual uses might be lower, total FAR is 5.0.
